How does Summertime Properties obtain exclusive properties?
Entire blocks of apartments are bought off-plan from higfh profile developers, packaged with allocated solicitors, mortgage brokers, insurance and even lettings agents and offered as 'off-the-shelf' investments to Summertime Properties members.

What does buying “off-plan” mean?
Buying 'off-plan' involves buying a property that hasn't been built yet. You will be able to view plans, a model, or artist's impression of the development, but you can't see the building “in the flesh” before you commit to buy it.

Why buy off plan?
People buy off-plan as an investment. This type of transaction means the buyer often does not have to pay the bulk of the purchase price for some time after signing the contract. During this period, the value of the property can rise significantly without the investment of any more funds.

What are the main investment strategies?
There are three main areas of investor activity:

  • Buy-to-let – the aim is to complete on the property and find a tenant who will cover the cost of the repayments. The purchaser gets the benefit of the property's capital growth but has someone else funding the cost of borrowing.
  • Buy-to-sell-to-investors – this strategy relies on securing a discount from the current market price of similar units to the one being acquired. So, as soon as the contract is signed, the purchaser has “instant equity” and can sell his contract to another investor, who will take advantage of the capital appreciation over the rest of the build period.
  • Buy-to-sell-to-owner-occupiers – in this scenario the investor acquires the off-plan unit and sells it to an owner-occupier shortly before the build is finished.
